HVAC Facilities Technician II- 3rd Shift
Job Description
Effectively and efficiently performs the operation and maintenance tasks for the assigned property within the guidelines of quality standards, operating objectives and goals established by the Supervisor specifically and Mary Kay Inc. in general.

Tasks & Responsibilities:

Installs and maintains HVAC equipment in all facilities. Makes HVAC repairs as necessary to keep facility equipment online. Replaces compressors, TXV’s, motors, contactors, switches, and controllers. Works with outside contractors/vendors to perform PM’s and inspections.
· Responsible for the proper performance/repair of all necessary maintenance and operational tasks developed to ensure the maximum life and reliability of all mechanical systems within the property such as: HVAC, plumbing, electrical (as allowed by city code) and general building maintenance repair.
· Operates and maintains major equipment including boilers, chillers, pumps, pneumatic controls, cooling towers, condensers, etc.
· Trains and directs lower-level Technicians in the completion of assigned duties. Maintains all paperwork (e.g., work orders and maintenance records) correctly and legibly.
· Collects, removes, stores, and properly disposes hazardous waste according to EPA guidelines.
· Performs analyses on all water systems to determine chemical levels. Adds or deletes amounts as needed to maintain proper chemical balance. Determines most cost-effective means for job completion and submits recommendations to Supervisor or Team Leader for approval.
· Responds to emergency calls during off-duty hours and performs any other maintenance or repairs as delegated by his Supervisor or Team Leader.
KNOWLEDGE, SKILLS AND ABILITIES:
Experience: 6-10 years of building maintenance experience. Must have experience with Building Management Systems; Must have commercial experience, industrial manufacturing experience.
Education: High School Diploma or Equivalent
Licenses: Must have TDLR license
Additional Skills & Abilities:
- Must possess & maintain a current Class A or Class B license, HVAC Technician License.
- Must have working knowledge of and ability to troubleshoot, program, and repair HVAC systems, pneumatic controls, air distribution systems, electric duct heaters (controls and elements) and knowledge in ECM motors, parameter setting/commissioning VFD Drives, DX Units.
- Must have working knowledge of Direct Digital Control Systems DDC, as well as chill water systems, centrifugal chillers, cooling towers and water treatment, dual speed fans and the ability to troubleshoot hot and cold calls. Experience with low temperature air systems is preferred.
- Ability to Air Balance a system, base off recommended static pressure.
- Skilled in installation of flex duct and ridged duct, ability to work on different types of Rooftop Units (RTU) Aaon, York, Trane, Temtrol, etc.
- Experience with metering devices: Automatic Expansion Valve (AEV), Thermostatic Expansion Valve (TXV), Fixed bore devices (Capillary Tube, Piston Chamber or an Orifice Chamber).
- Experience with general building repairs and maintenance including but not limited to pumps, fans, switches and outlets. Understanding of HVAC symbols that are on schematics of blueprints required.
- Must be able to use various hand tools, power tools and test instruments to perform general and preventative maintenance.
- Occasional heavy lifting required (up to 75 lbs) and occasional exposure to noise, dirt and weather conditions.
- Must possess a valid Texas driver's license and a good driving record to drive Company vehicle between locations.
- Must pass an audiogram test and comply with the driver safety program.
Working Conditions:
- This position requires exposure to dust, dirt, noise, loud machinery, and weather conditions.
- Incumbent is subject to other hazards such as moving mechanical parts, electrical current, chemicals, high heat, high places, and water hazards.
- Must be able to stand, stoop, crouch, kneel, push, pull, reach, and lift above average to heavy weight (75 lbs) in order to move material and equipment and maintain and repair power plant equipment.
- Duties may involve the handling/management of substances designated as hazardous waste by the Environmental Protection Agency. Incumbents assigned such duties must complete an initial training program in hazardous waste management procedures and required annual follow-up training.
- Duties may involve working on ladders and working around moving mechanical parts, electrical currents, chemicals, and water.
- Incumbent may be on call and possibly called to work at night or on weekends. Occasional overtime is required.
